Why the wash is included

Paint applied over chalk, dust or mildew is paint applied over a release agent. The pressure wash is not an upsell, it is the difference between a coating that lasts and one that peels in year two.

What gets prepared, and where the failures start

Failures on an exterior almost always begin at the edges. Fascia, soffit ends, the bottom courses of siding near the grade, and the joints around windows are where water gets in and where a coating starts to let go.

Caulking, spot priming bare wood, and scraping anything already lifting all happen before a finish coat goes near the house. Skipping that produces a job that looks correct for a season and then does not.

How exterior painting gets quoted

Exterior Painting is measured on site. Grade, access, existing conditions and the things behind the walls all change the number, and none of them are visible in a photograph. Cory walks the space, works through the design decisions with you, takes the dimensions and sends a detailed written bid rather than a range.

Follow up runs on a schedule so nothing sits: twenty-four hours, seventy-two hours, then one week. A signature and a deposit put the work on the calendar. If something is found once a wall or the ground is open, it is priced and agreed before it is built rather than appearing at the end.
