Grout and tile sealing

Grout is porous. Sealed, it sheds water and wipes clean. Unsealed, it absorbs water into the wall behind the tile, and the repair for that is a tile job rather than a sealing job.

Caulking, inside and out

Caulk is the flexible joint where two materials meet: tub and tile, trim and siding, window and wall. When it cracks, water follows the gap. Recaulking is one of the highest value hours a home can buy.

Filters

A clogged furnace filter makes the system work harder, costs money every month and shortens equipment life. Changing filters is the classic item that everyone means to do.

Smoke detector batteries

Detectors get ignored until they chirp at two in the morning. Swapping batteries on a schedule, and replacing detectors that have aged out entirely, is cheap insurance in the most literal sense.

Hose bib winterization

An outdoor faucet with a hose still attached in the first hard freeze is how a pipe bursts inside the wall. Disconnecting hoses and winterizing bibs takes minutes in October and saves a drywall, insulation and plumbing repair in January.
